Avoid Commercial Water Damage by Preventing Ice Dams

Icicles hanging from your business’s gutters may look lovely this time of year, but what’s not lovely is the water damage that can result! Those icicles may be a sign that water is backing up under your roof. From there, it can seep through ceilings, walls and insulation, and create a real water disaster, putting your furnishings and structure at risk of costly water damage. Take steps now to prevent ice dams from forming on your building.

But how do icicles and snow cause water to penetrate your building’s roof? They’re frozen, right? Not always.

When snow piles up on your roof and is melted by the warmer air below the roof inside your building, here’s how ice dams can form: the water begins to run down toward the eave, but then refreezes as it’s exposed to air and snow. The process repeats itself until a solid hump of ice has formed just above your gutter, often with those shimmering icicles dangling below the gutter. But that ice blocks the path of any further meltwater—which, with nowhere to go, gets forced back up under the roofing. Here comes water damage!

Ice Dams? Not on Your Commercial Building!

The best way to prevent ice dams is to make sure that the space beneath your commercial building’s roof never gets warm enough to melt snow. And the best way to do that is to focus on properly insulating and venting that part of your building.

Keep Rainwater Out of Your Building

A roof and gutter Keeping your gutters clear of debris is just one way to stop rainwater from entering your commercial property and causing a water or mold disaster.

Whether it’s a small seepage that you may not notice until you have a stubborn mold problem, or a gusher that runs down your walls and across your floors, you want to prevent a flooded commercial property.

Preventing a rainwater disaster starts at the top: your roof. Its drainage system is designed to route water off your roof and direct it safely to the ground and away from your structure. Stay dry by knowing the condition of your roof and drainage system, and making any necessary repairs without delay.

Care for Your Roof Drainage System

Inspect and clean the roof and its drainage system, including gutters, interior drains and scuppers, at least twice a year, ideally during the spring and fall, and after any severe weather.

  • Remove loose objects and debris that could end up in the drainage system. Check under and around roof-mounted equipment, satellite dishes, antennas and solar panels.
  • Check slope of roof cover system. Standing water can indicate that your roof is not sloped properly.
  • Clear the gutters of roofing granules and gravel. If these materials accumulate, they can alter the slope of the gutter and obstruct the flow of water.

  • Check the drain lines to make sure they direct rainwater off the roof and away from the building.

If you have wall or window air conditioners:

  • Make sure the internal drain pipe is big enough and water flows freely.
  • Be sure the unit sleeve is tilted slightly toward the exterior wall.
  • Check caulking and weather stripping for gaps, cracks and other damage, and repair if necessary.

Keep Trees Trimmed

  • Trim back trees near your building to keep leaves out of the drainage system.

8 Ways to Prevent Frozen Pipes at Your Business

1. Keep the Cold Out

Seal windows, doors and other openings on exterior walls with caulk or insulation to prevent cold air from penetrating the wall cavity.

If you suspect your commercial building harbors mold, use these steps as a guideline to determine the nature and scale of the problem, and then, the best way to eradicate it.

Start by Asking Some Questions

  • Does your commercial building have a history of moisture problems?  Are there hidden sources of water or is the humidity high enough to cause condensation?
  • Are building materials or furnishings visibly damaged? Have building materials been wet more than 48 hours? 
  • Has the building been recently remodeled or has building use changed? Has maintenance been delayed or the maintenance plan been altered?
  • Have building occupants reported musty or moldy odors or health problems?

First, Investigate

  • Investigate any signs or reports of mold. Clean up small mold problems and fix moisture problems before they become large problems.
  • Identify any and all sources or causes of water or moisture problems. Note the type of water-damaged materials (wallboard, carpet, etc.) and measure the size of the affected area.
  • Check inside your commercial building’s air ducts and air handling units.
  • Keep your building occupants informed about your mold remediation process.

    Method 3: High-efficiency particulate air (HEPA) vacuum after the material has been thoroughly dried. Dispose of the contents of the HEPA vacuum in well-sealed plastic bags.
    Method 4: Remove water-damaged materials and seal in plastic bags while inside of containment, if present. Dispose of as normal waste. HEPA vacuum area after it is dried.

1. Faulty kitchen appliances and other equipment
